What Is Resin Injection?
Resin injection is a modern ground stabilisation technique that uses expanding structural polyurethane resin to consolidate weak or voided ground beneath a property's foundations. The resin is injected through small-diameter tubes — typically 16mm — inserted through the floor slab or ground surface at precise locations.
As the resin expands, it fills voids, binds loose or granular soils, and exerts controlled upward pressure on the overlying structure. This allows settled slabs, floors, and foundations to be lifted back towards their original level with millimetre precision.
The technique is suitable for a wide range of ground conditions and property types, from domestic homes affected by shrinkable clay or tree root activity, to commercial buildings on made ground or fill material.
When Is Resin Injection the Right Solution?
Subsidence on shrinkable clay
Clay soils shrink during dry periods and swell when wet, causing cyclical foundation movement. Resin injection stabilises the ground and reduces the impact of future moisture changes.
Tree root activity
Tree roots extract moisture from clay soils, accelerating shrinkage beneath foundations. Once the root cause is addressed, resin injection can consolidate the affected ground.
Voided or loosened ground
Voids beneath floor slabs — caused by water erosion, leaking drains, or poor compaction — can be filled and the slab lifted back to level.
Settlement on made ground or fill
Properties built on made ground or poorly compacted fill are prone to long-term settlement. Resin injection strengthens the bearing capacity of the ground without excavation.
Sunken floors and slabs
Concrete floor slabs that have settled or cracked due to ground movement can be lifted and re-levelled using resin injection, avoiding the cost of full slab replacement.
Leaking drain-induced erosion
Leaking underground drains can wash away fine particles from the surrounding soil, creating voids. Resin injection fills these voids and restores ground integrity.

Structural Survey
Our engineer carries out a thorough assessment of the property — reviewing crack patterns, floor levels, and any available ground investigation data — to confirm resin injection is the appropriate solution and define the treatment zone.
Ground Investigation
Where required, targeted ground investigation is carried out to confirm soil conditions, identify voids, and determine the depth and extent of treatment needed.
Tube Installation
Small-diameter injection tubes (typically 16mm) are inserted through the floor slab or ground surface at a grid pattern across the treatment zone. No excavation is required.
Resin Injection
Expanding structural polyurethane resin is injected in controlled quantities at each tube location. The resin expands to fill voids, consolidate loose soil, and apply upward pressure to the structure above.
Level Monitoring
Precision levelling equipment monitors the structure throughout the injection process. Injection is adjusted in real time to achieve the target level and ensure even lift across the treatment zone.
Completion & Guarantee
Once the target level is achieved and the ground is confirmed stable, tubes are removed and holes are made good. We provide a full completion report, as-built drawings, and our 10-year written structural guarantee.
